METROS; ..\u00ba..\u00b4NE &#8211; &#8230; metros, vai findar no marco: da\u00ed segue confrontado com &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;..no rumo ..\u00ba..\u00b4SE e com a distancia de &#8230; metros, vai findar no marco, ponto inicial desta DESCRI\u00c7AO&quot;; havida atrav\u00e9s da matricula de n.\u00ba &#8230;&#8230; no livro ..- do 1\u00ba Servi\u00e7o Notarial e Registral desta Comarca de &#8230;&#8230;&#8230;&#8230;&#8230;.- Estado de &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;..; cadastrada no INCRA sob n.\u00ba &#8230;&#8230;&#8230;.. , numero de referencia &#8230;&#8230;&#8230;.., com a \u00e1rea de &#8230;,.. hectares quitado para &#8230;.., em nome de &#8230;&#8230;&#8230;&#8230;.; e, &#8230;&#8230;&#8230;&#8230;, numero de referencia &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;., com a \u00e1rea de &#8230;,. hectares, quitado para &#8230;.., e certid\u00e3o de quita\u00e7\u00e3o de tributos e contribui\u00e7\u00f5es federais administrados pela secretaria da Recita federal n.\u00ba &#8230;&#8230;&#8230;, em nome de &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;..;<\/p>\n<p>.2 &#8211; Que, os PROMITENTES VENDEDORES, se comprometem a vender do mencionada im\u00f3vel, somente a parte ideal de 2&#8230;. (DOIS MIL) metros quadrados, ou seja, (2. x 1.. metros) em comum com os promitentes vendedores, com todas as suas benfeitorias fincadas, aos promiss\u00e1rios compradores, &quot;em partes iguais&quot;, e estes em adquiri-la pelo pre\u00e7o certo e previamente convencionado de R$&#8230;&#8230;,.. (&#8230;. mil reais) , pago em &#8230;&#8230;&#8230;&#8230; de &#8230;&#8230;&#8230;&#8230;, em moeda corrente nacional deste pa\u00eds, dando os promitentes vendedores a mais ampla, geral, rasa e irrevog\u00e1vel quita\u00e7\u00e3o de pagos e satisfeitos sobre a referida quantia, nada tendo a reclamar no presente e no futuro;<\/p>\n<p>.3 &#8211; Que, os promitentes vendedores se comprometem outorgar a escritura definitiva de compra e venda aos promiss\u00e1rios compradores, ou a quem os mesmos indicarem, assim que for solicitada, devendo apresentarem naquele ato, as certid\u00f5es de praxe nas transa\u00e7\u00f5es imobili\u00e1ria, notadamente: a) certid\u00e3o negativa de \u00f4nus e aliena\u00e7\u00f5es; b) certid\u00e3o vinten\u00e1ria. C) certid\u00e3o negativa municipal, estadual e federal; d) certid\u00e3o negativa de distribui\u00e7\u00e3o de a\u00e7\u00f5es e negativa de protesto da comarca de situa\u00e7\u00e3o do im\u00f3vel e resid\u00eancia; <\/p>\n<p>.8 &#8211; Que, correr\u00e3o por conta dos promiss\u00e1rios compradores todas as despesas do ITBI, da lavratura e registro da escritura, devendo os promitentes vendedores apresentarem os impostos devidamente legalizados, inclusive a quita\u00e7\u00e3o do ITR dos \u00faltimos cinco exerc\u00edcios e ainda, o certificado de cadastro do Im\u00f3vel Rural &#8211; CCIR, atualizado;<\/p>\n<p>.5 &#8211; Que, os promiss\u00e1rios compradores entrar\u00e3o na posse definitiva do im\u00f3vel, a partir desta Data, podendo os promiss\u00e1rios compradores fazerem nele as benfeitorias que lhes convierem ou modificarem as existentes;<\/p>\n<p>.6 &#8211; Que, todos os impostos multas, taxas, tributos e demais obriga\u00e7\u00f5es sobre o referido im\u00f3vel, a partir desta Data, correr\u00e3o por conta dos promiss\u00e1rios compradores;<\/p>\n<p>.7 &#8211; Que, no caso de falecimento de quaisquer das partes contratantes, seus herdeiros e sucessores se obrigam a respeitar o presente contrato de compromisso de venda e compra, em todos os seus termos, clausulas e condi\u00e7\u00f5es;<\/p>\n<p>.8 &#8211; Fica eleito o foro desta comarca de &#8230;&#8230;&#8230;., Estado de &#8230;&#8230;&#8230;&#8230;&#8230;, para neles serem dirimidas quaisquer pend\u00eancias ou duvidas oriundas deste instrumento;<\/p>\n<p>.9 este compromisso e de car\u00e1ter irretrat\u00e1vel e irrevog\u00e1vel nos termos da Lei n.\u00ba 689 de 11\/.3\/89, que deu nova reda\u00e7\u00e3o ao artigo 22 do decreto lei n.\u00ba 58 de 1.\/12\/37 e do artigo 386 do c\u00f3digo de processo civil.<\/p>\n<p>E, por estarem assim justos e combinados, mandaram digitar o presente em duas vias de igual teor e forma, para um s\u00f3 fim, na presen\u00e7a de duas
